A recent housing study, which analyzed market trends over the past several years (excluding 2020) determined the best week of the year to list a house. Realtor.com reports that homeowners sitting on the fence to sell, need to start now with preparations.
“The week of April 10-16 is expected to have the ideal balance of housing market conditions that favor home sellers, more so than any other week in the year.”
So, if listing your home has been back-of-mind for a while now, and you think you can get your house ready quickly, then now is the time.
Here is what you might expect that week, according to the study.
More Buyer Activity
Based on previous years, realtor.com expects buyer demand to be higher. That could mean more competition, and a bidding war on your home.
Experts predict, too, that with current mortgage rates up, buyers will be in a hurry to get a rate locked in. Rates are expected to rise.
A Quick Sale
The study also shows that during this week of the year, houses sell faster. Homes are currently selling in an average of 18 days, according to the National Association of Realtors. Work with a real estate professional to price your house correctly and manage the multiple offers so you can pick the best one.
Your House Will Be in the Spotlight
Inventory of homes is at or near record lows. The realtor.com study shows that this year’s best week to sell will probably have even fewer sellers and more buyers. Listing your home when inventory is low could place your home in the spotlight, getting attention of serious buyers.
